Comparing Commercial Roofing Companies in Nashville

All 14 of the 14 commercial roofing companies on this page hold a current, unexpired Tennessee contractor licence. We checked every one against the state register on 6 September 2026.

On our residential roofing pages we publish a scored ranking. We are not doing that here, and the reason is worth stating plainly rather than quietly leaving it out.

Why this page compares instead of ranking

Licensing does not separate anyone. On the residential side a licence check is the single most useful thing we do, because not every company passes it. Here every company passes. A factor everyone ties on cannot rank anything.

Review counts measure the wrong thing in a B2B market. Homeowners leave Google reviews. Facility managers, property groups and general contractors mostly do not. The median commercial roofer on this page has 117 reviews; the median residential roofer in our Nashville directory has 677. A commercial firm with a dozen reviews and thirty years of warehouse work is not worse than a residential outfit with nine hundred, and any formula weighted on review volume would say otherwise.

And a ranking built that way would flatter the wrong company. Our own sponsor holds more reviews than any commercial specialist here, by a factor of more than two, almost entirely from residential homeowners. Rank on review volume and they come first. That would be a ranking of who does the most house roofs, published under a heading about commercial roofing, and we are not going to do that.

What actually separates commercial roofers is manufacturer certification, bonding capacity, warranty terms, safety record and reference projects on buildings like yours. We do not hold verified data on any of those, so we are not going to pretend to score them. What we can do is show you the same table we would use ourselves, and tell you exactly what to ask.

What to Ask a Commercial Roofing Contractor

Because we cannot score these for you, here is what we would ask if the building were ours. A serious commercial roofer will answer all of it without flinching.

1. Which membrane systems are you certified to install? TPO, EPDM, PVC and modified bitumen are different products with different failure modes. Manufacturer certification is what unlocks the long warranties, and it is specific to the system, not the company in general.
2. Is the warranty from you or from the manufacturer? A contractor warranty is worth what the contractor is worth in ten years. A manufacturer NDL warranty survives the contractor going out of business. Ask which one you are being quoted, and for how long.
3. What is your bonding capacity? On a commercial re-roof this tells you whether the firm can carry a job your size. It is a normal question and a straight answer is a good sign.
4. What is your EMR? The experience modification rate is the insurance industry's read on a contractor's safety record. Below 1.0 is better than average. Crews will be on your building while people work underneath them.
5. Can I see two reference projects of this type and age? Not just any references — the same membrane, a comparable size, and installed at least five years ago so you can see how it aged.
6. Who is actually on the roof? Direct employees or subcontracted crews. Neither answer is wrong, but it changes who is accountable and whose insurance applies.
7. Verify the licence yourself. Every number in the table above is checkable free at search.cloud.commerce.tn.gov. Check the expiry date, not just the status: a record can read “Active” while sitting past its expiry, because the status only reflects when the record was last touched.
